Leasing
For each property, we undertake actual leasing activities after investigating the market with respect to the investment property and formulating a leasing strategy based on the factors peculiar to the specific investment property (such as its floor plan and specifications). We do not act as mere agents, but rather we are engaged in the leasing activities ourselves, and professionals provide a series of processes from screening tenants, to executing agreements with them, and to taking procedures for them to take possession.
Renovations
We of course carry out renovations appropriate for the life cycle(maintaining the value) of each investment property, but we also propose strategic renovations for the purpose of, for example, complying with leasing strategies and retaining tenants, with the aim of maximizing the investment property’s value. And in carrying out such work, we appropriately control costs, after securing quality first, through a strict tender process and other means.
Management
In carrying out the daily management of tenants (including responding to complaints, negotiating renewals, and demanding payment of unpaid rents) and the management of the property (including cleaning and inspections), we provide a detailed level of response to tenants after first grasping the individual circumstances of the investment property. And if there are things requiring improvement, we promptly report to the client and deal with them.
Reporting
In addition to providing clear and detailed monthly reports setting out, among other things, trends in income and expenditure relative to budgets, we also carry out speedy reporting through weekly reports, etc., in response to client requests.
Sales Support
We also provide support to ensure a smooth transition on sale, such as by managing documents for delivery and handing over duties to buyers.

受託案件のライフサイクル（価値の維持）としての改修工事はもちろんのこと、バリューアップ（価値の最大化）を目指して、リーシング戦略・既存テナントのリテンション等を目的とした戦略的なリノベーション（改修工事）をご提案いたします。また工事の実施に当たっては、厳正な入札プロセス等により品質を確保した上でのコストコントロールを適切に行います。
運営管理
日常のテナント管理（クレーム対応・更新交渉・未収督促等）や建物管理（清掃・点検等）について、案件の個別状況を把握した上できめ細やかな対応を行います。また、改善点等があれば速やかにクライアントに報告のうえ、対処してまいります。
レポーティング
マンスリーレポートにより、予算対比の収支動向を含めてわかりやすく、きめ細かい報告を行うほか、クライアントのご要望に応じてウィークリーレポート等よりスピーディなレポーティングを実施いたします。
売却サポート
売却時の引渡書類等の整理、買主様への引継ぎ等についてもスムーズに対応いたします。
